Parts and Labour Guarantees
We are pleased to offer a guarantee on all of our sash and case windows and workmanship and this applies to all divisions of our company:
Edinburgh Sash and Case (ESC), Highland Sash and Case (HSC) and Aberdeen Sash and Case (ASC)
Definitions
In these Conditions of Sale “we”, “ESC”, and “us” and “our” will mean EJ Manufacture Limited and/or its agents. “You” and “yours” will mean any person, firm, company or authority that order or buy the goods. “the goods” will mean any goods or materials sold by us in terms of any individual contract and “the Contract” will mean the contract for the sale or supply of the goods by us to you.
“Supply only” refers to the service whereby ESC provides products for installation by a 3rd party.
These Conditions of Sale govern complete our contract with you unless we have expressly agreed in writing to accept additional or contrary conditions from you.
The Edinburgh Sash And Case Guarantee
The ESC guarantee covers all standard double glazed units, replacement timbers, and ironmongery.
Ironmongery
In the event of failure of any piece of window ironmongery supplied by ESC, we will offer a free of charge replacement. Failure is the item breaking beyond use or failing to provide the intended function. This includes pulley wheels, cord clutches, sash eyes, sash fasteners, sash lifts, simplex fittings, height restrictors, window bolts, sash bars, shutter bars, butt hinges, flap hinges and shutter knobs as long as reasonable care has been taken and the fittings have been used for the uses they were designed for.
When cleaning the ironmongery products, use a cloth soaked in warm soapy water and dry off using a clean dry cloth – Do not use any chemical cleaners as this will harm the product and will break down the lacquer and tarnish the product.
For materials supplied to third party installers, the item will be returned to ESC for inspection. We will issue a replacement FOC if the item is found to be faulty. The third party is then responsible for re-fitting, and ESC offers no site inspection in this instance.
Timber Guarantee & Maintenance
In the event of new timbers rotting through after installation by ESC, these will be replaced free of charge within a ten-year period from the date of installation. This guarantee applies to cills, pulley stiles, double glazed upgrades, and full replacements, provided that appropriate painting maintenance has been carried out.
All paintwork completed by ESC is guaranteed for a period of two years from the date the work is carried out.
Ongoing maintenance is essential to ensure the longevity of your windows. As a general guideline, repainting should be undertaken every 2–3 years, depending on the elevation of the property. More sheltered elevations will typically require less frequent repainting, whereas higher and more exposed areas may need more regular attention. Dormer windows, south-facing elevations, and exposed coastal properties may require annual maintenance.
It is important to note that repainting the entire window is not always necessary. The lower sections of sash windows are subject to greater weathering and may require more frequent attention than other areas.
We cannot emphasise strongly enough that maintaining the paint finish is key to preserving the lifespan of your windows. At the first signs of paint deterioration, we recommend contacting us so we can assess whether a full repaint or minor touch-up is required.
Please note that for “supply only” contracts, where installation has been carried out by a third party, ESC cannot accept liability for any related claims, as we have no control over the installation process or the paintwork applied to our products.
Double Glazed Units
Low sightline units have a five-year guarantee. A low sightline unit has a perimeter seal of 8mm (including spacer bar) and allows double glazed installations to historic standards. These are currently available in 6mm and 8mm cavity depths. Astrigalled windows generally have low sightline units.
We offer a seven-year guarantee on all standard double glazed units. Glazing industry “standard” double glazed units are sealed units that have a sightline of approximately 11mm. The unit depth, whether “slimline” or thicker, does not affect the warranty on these units. Neither does the gas type used, be it Argon Gas, Krypton gas or air-filled. These will normally be fitted on one over one style windows.
FINEO vacuum units come with a 20 year warranty.
In the unlikely event of a failure due to a manufacturing fault, ESC will replace the units free of charge. This guarantee covers the cost of the units and the labour costs for the installation. Re-decoration of the affected area will only be included within 5 years of the original date of works.
If the units have been supplied by a third party, they may be employed by ESC to carry out remedial works.
Units that have been broken or cracked due to impact, are not covered by this guarantee.
For windows supplied to third party installers, any failed units must be returned to ESC for inspection. If ESC finds that the unit is faulty, it will be replaced under guarantee and supplied to the installer for installation. ESC will not take any liability for installation costs or redecoration costs associated with this work.
Scratched Units. GGF guidelines (Glass and Glazing Federation). A glass unit is deemed as scratched if the scratch is visible with the naked eye from 3m at 90 degrees to the glass in normal daylight and if you can’t see the scratch then it is deemed acceptable.
Sash Cords
Sash cords are a consumable item and come with a 12 month warranty from date of installation.
General issues
Sash and case windows are not maintenance-free and do require regular maintenance and require to be well looked after and maintained.
When works are complete, the fitters and painters will go over the job with the client, and, at that stage, any issues should be noted on the sign-off sheet or reported to the office in writing within a reasonable timescale.
